Tenant Maintenance guide

We understand during your tenancy there may be some unforeseen problems. That’s why we have put together this useful guide to help you deal with any situations and get you back on your feet.

For any maintenance issues, please call your Property Manager as soon as possible, your local branch can be found here

However, emergencies may happen outside of our contact hours. If it cannot wait until we re-open, please instruct a qualified engineer.

A full report, detailed invoice and the engineer’s qualification certificate smust be provided to us with immediate effect. We will seek authorisation from your landlord to reimburse any emergency costs to you should this be necessary.

Emergency situations include:

  • No running water
  • Gas leak
  • Structural collapse of the building
  • Severe water leak causing damage
  • Electrical breakdown

Boilers, hot water & central heating

If you find your boiler is not operational, please check for the following:

  • Has the thermostat or timer been adjusted?
  • Is the pilot light ON? Check through the viewing window on front of the unit
  • Has the gas supply to the unit been stopped?

In order for your Property Manager to resolve your issue as quickly as possible, please make sure you gather all the relevant information before contacting them.

For example, if your boiler is not working please gather the following information:

  • • Heat type. Is it gas or electric?
  • • The make and model of the boiler
  • • Can you see any error codes?
  • • Do you still have hot water?
  • • Any other information you think may be relevant to help resolve the issue
  • • Once you have this information, please call your Property Manager as soon as possible

Hot water

If you are experiencing problems with your hot water and it is provided from a water tank, please check for the following:

  • Has the thermostat or timer been adjusted?
  • Is there hot water in the tank?
  • Is the light on the hard – wired socket ON?
  • Has the mains fuse been tripped or blown?

Central heating problems

If you discover a problem with the central heating:

  • Has the thermostat or timer been adjusted?
  • Is only one radiator not working but others are? Check the control valve and radiator thermostat at the base.
  • If the radiator is warm but not getting hot, then try bleeding the radiator from the valve at the top but only with a radiator key. *

WARNING: This can only be done when the radiator is warm and caution must be used, as the water may be hot. You are advised to cover your hands with a cloth or kitchen towel.

Condensation and mould

Condensation occurs when warm moisture-laden air meets cold surfaces. In your property it can be seen around the windows.

When plaster and other surfaces are damp this creates the condition for mould spores to germinate resulting in unsightly mould growth.

To eliminate or considerably reduce condensation occurring, the following steps should be taken:

  • Improve ventilation to the outside air by opening windows and leaving bedroom doors open at night.
  • Raise the air temperature and surface temperature by increasing heating levels.
  • Reduce the quantity of moisture produced by not drying clothes on radiators or heaters.
